4 checks and 5 red flags before you sign

• Price per m² in the areaImobiliare.ro, Storia, OLX (minus 5%–10%), market reports, INS
• 3–5 comparable salesSame area, similar property, similar condition, last 12 months
• An independent partyLicensed valuer, your own lawyer, a fixed-fee adviser (€500–1,500)
• The notaries' value gridMinimum value for the street, from an independent notary

Red flags: if one happens, stop

• Unnatural time pressure
• Pushback on an independent valuer
• No comparable sales
• Pricing by "story"
• No price per m²
