Corbeanca and Snagov: the short answer

Corbeanca and Snagov are two communes in Ilfov County, north of Bucharest, known as areas of villas and private houses. Corbeanca is a fast-growing residential suburb, from 7,072 residents in 2011 to 11,412 in 2021, while Snagov is further from the city and known for Lake Snagov, its forest and the island monastery. Corbeanca suits families who commute into the city every day; Snagov suits people looking for nature and quiet.

When investors tour north Bucharest with me, these names come up again and again: "We've heard about Corbeanca", "A friend bought a house in Snagov". Both sit right next to Balotești, where we are building, so I know the differences between them closely.

Where they are

Both communes are in the north of Ilfov, the county that surrounds Bucharest. Corbeanca lies north-west of the city and borders Balotești to the east. Snagov lies further north, beyond Balotești, around the lake that bears its name.

The main road to both is the DN1, from Bucharest north towards Ploiești. Snagov also has a junction on the A3 Bucharest–Ploiești motorway. We cover the neighbour between them in our Balotești guide.

Corbeanca: the fastest-growing family suburb

According to the censuses of the National Institute of Statistics of Romania (INS), Corbeanca's population nearly tripled in twenty years:

It is one of the clearest examples of families moving from Bucharest to the suburbs. We cover that trend in our article on young families moving to villas.

The commune, covering about 30 km², includes four villages: Corbeanca, Ostratu, Petrești and Tamași. Since the late 1990s, new residential neighbourhoods of private houses have been built here. Official municipal information is published on the Corbeanca town hall website.

Snagov: lake, forest and monastery

Snagov is quieter and more rural. According to the 2021 census it had 8,331 residents, up from 7,272 in 2011.

What defines Snagov is the lake: an elongated natural lake, up to about 16 km long with an area of about 5.75 km², surrounded by forest. Parts of the lake and the forest are protected as nature reserves. On an island in the lake stands Snagov Monastery, where, according to local tradition, Vlad Țepeș, the prince associated with the Dracula legend, is buried.

The right question is not which commune is best, but how long you are willing to drive every day, and for what.

Snagov is also known as a weekend destination for Bucharest residents, with houses and villas along the lake shore. Official municipal information is published on the Snagov town hall website.

The A0 ring motorway and transport

Corbeanca's name appears in the section names of the A0 ring motorway, because its junction with the DN1 is in the area. According to the 130km.ro project tracker, the section from the DN1 at Corbeanca east to the DN2 at Afumați is open, and the section west, through Buftea, is still under construction, with a contractual deadline of April 2027. The metro will reach neither. The future M6 line ends at the airport in Otopeni. Both communes will remain car-dependent, and the DN1 is congested at peak hours.

Three neighbours on one axis

It helps to see Corbeanca, Balotești and Snagov as parts of the same northern axis: Corbeanca to the west, Balotești in the middle, next to Otopeni and the airport, and Snagov to the north, around the lake. The further from the city, the quieter the houses and the longer the drive.

So the right question is not "which commune is best", but "how long are you willing to drive every day, and for what". In our project in Balotești, which lies between the two, it is about 10 minutes to the airport and about 25 minutes to central Bucharest, depending on traffic.

What to check before buying in Corbeanca or Snagov

  1. Registration and ownership. That the house and land are registered in the land book with the National Agency for Cadastre and Land Registration (ANCPI), free of charges.
  2. Utilities. Water, sewerage and gas connected to the network. In some newer neighbourhoods this is not a given.
  3. Restrictions near the lake. In Snagov, near protected areas, check with a lawyer and the town hall which building restrictions apply to the plot.
  4. Your daily route. Drive to work and school at peak time before you decide.
  5. School. Most international schools are in north Bucharest and the Pipera area. Check the morning drive time.
