Balotești: the short answer

Balotești is a commune in Ilfov County, north of Bucharest and just beyond the international airport in Otopeni, on the DN1 corridor. According to the 2021 census it has 11,210 residents, up from 8,314 in 2011, and it is known mainly as an area of private houses, green and quiet, with quick access to the airport. It suits people looking for a house with a garden who are happy to drive into the city.

I know Balotești closely, because that is where we are building. Even so, when investors ask me "why there, of all places?", I try to answer as someone checking the place from the outside would: with facts, advantages and drawbacks too.

Where Balotești is

Balotești lies in the north of Ilfov, the county that surrounds Bucharest. To the south it borders Otopeni, the town of Henri Coandă airport, to the west Corbeanca and to the north Snagov, and it sits on the DN1, the main road from Bucharest north towards Ploiești.

The commune includes three villages: Balotești, Dumbrăveni and Săftica. The Cociovaliștea stream and lake run through it, as does the A0 ring motorway. Official municipal information is published on the Balotești town hall website.

The population figures come from the population and housing census of the National Institute of Statistics of Romania (INS). Growth of about 35% in a single decade describes a suburb that families are choosing to move to. Getting there: roads, airport and metro

By car. The main route into the city is the DN1, through Otopeni. From our project in Balotești, for example, it is about 10 minutes to the airport and about 25 minutes to central Bucharest, depending on traffic. At peak hours the DN1 is congested, and that is part of the picture you should know.

The A0 ring motorway. According to the 130km.ro project tracker, the northern section between the DN1 at Corbeanca and the DN2 at Afumați is open, letting you head east without entering the city. Details of the whole ring are in our A0 guide.

Metro. The future M6 line to the airport, with a declared opening date in 2029, will not reach Balotești. The nearest stations will be in Otopeni and at the airport. Details are in our M6 guide.

Rail. Balotești has a station on the Bucharest–Urziceni railway line, but for most residents the car is the main means of transport.

What is in and around Balotești

  • Therme București. The thermal water and spa complex, which opened in Balotești on 14 January 2016, is one of the best-known landmarks in the area. Details on the Therme website.
  • A planned international school campus. According to Ziarul Financiar and other business media, the Mark Twain International School network is building a new campus in Balotești, on about 6 hectares by Lake Cociovaliștea: an investment of about €30 million, around 1,500 pupils, with opening planned no later than autumn 2028. It is an announced project, not an existing one, so check its status before you count on it.
  • The airport and Otopeni's services a short drive away. On Otopeni itself, see our separate guide.
  • Nature. The lake, the stream and the open land are part of what draws families here.

Who Balotești suits, and who it suits less

It suits:

  1. Families looking for a private house with a garden, in quiet and green surroundings.
  2. People who fly often and need the airport close by.
  3. Investors from abroad who want a property in north Bucharest with quick access from the airport.

It suits less:

  1. People who want to live without a car.
  2. People looking for city life, restaurants and nightlife on foot.
  3. People who work in the south or west of the city and commute daily at peak hours.

What to check before buying in Balotești

A growing suburb is an opportunity, but also a place where infrastructure does not always keep up with construction. Before any deal, check:

  1. Registration. That the property and the land are registered in the land book with the National Agency for Cadastre and Land Registration (ANCPI), free of charges.
  2. Utilities. Water, sewerage, electricity and gas actually connected to the network, not "planned".
  3. Access road. A paved, lit street up to the house, not a dirt track.
  4. The route at peak time. Drive once to work or school at the time you will really be driving.
  5. What is being built nearby. Ask the town hall about building plans in the immediate area.

Compass on the Lake: what we have there

So you know where I am writing from: Compass on the Lake is a project of 29 villas in Balotești, by the lake, featured by Walla Nadlan (in Hebrew). Prices start at €299,900, all-inclusive, and handovers are planned from December 2027. Each villa has two parking spaces, underfloor heating and full air conditioning.
