Six family areas north of Bucharest, compared with data

The same measurements for every area, from the same sources: how far to the city, the airport and the international schools, how fast the place is growing, and what to watch for. Start with the short answer, then the table.

Data checked:

The short answer

There is no single best area; it depends on the daily drive and the school. Băneasa and Pipera–Voluntari are closest to the city and to the established international schools (AISB, the British School, Mark Twain in Pipera), but have the heaviest rush-hour traffic. Otopeni is the airport town. Corbeanca and Balotești offer more space and gardens and sit about 6 minutes from the new Mark Twain International School campus being built in Balotești (opening planned no later than autumn 2028). Snagov is the furthest out, with a lake, forest and protected nature areas.

How we measured: road distance and drive time without traffic, computed with OSRM on OpenStreetMap on 31.10.2026 from each town hall (Băneasa: Băneasa Shopping City; Pipera–Voluntari: Voluntari town hall). At rush hour the DN1 and Pipera roads are much slower. The point for the new Mark Twain campus is approximate (DN1 at Strada Institutului, as reported in the press). Census, homes and school-unit figures are INS data for the whole commune.
* Balotești: drive times from Compass on the Lake, as on our project map; road distances by OSRM from the project.

Area by area

Băneasa

Inside the city (Sector 1): forest, lake and villas.

The closest of the six to the city and to the international schools in Pipera. No metro yet: the M6 line, declared for 2029, will run through Băneasa to the airport. Statistics are published for Sector 1 as a whole, so the census columns are empty for this row.

✓ Green space without leaving the city.

Pipera–Voluntari

Villas and gated communities by the international schools.

Home to the established international schools and the Pipera business district, with the M2 metro at Pipera. It is the most built-up of the six (35 school units in 2025) and has the heaviest rush-hour traffic. Part of Voluntari appears on the 2021 noise map of Băneasa airport.

✓ Children at AISB, the British School or Mark Twain.

Otopeni

The airport town, on the city's edge.

About 3 minutes from the terminal, with the airport train to Gara de Nord. It grew by 57% between the 2011 and 2021 censuses. Parts of the town are on the airport noise map, so check the street before buying.

✓ Families who fly often.

Corbeanca

A fast-growing suburb of private houses.

The fastest-growing of the six (+61% between censuses). About 6 minutes from the new Mark Twain campus. Car only to the city; the village of Tămași is on the airport noise map.

✓ Commuters who want a house and a garden.

Balotești

Houses with gardens and lakes, just past the airport.

About 10 minutes to the airport and 6 minutes to the new Mark Twain International School campus, which is being built in Balotești itself. Not on the 2021 airport noise map and not in a protected area. Today it has only 2 school units, so until the campus opens, children at the established international schools drive to Pipera: about 15 minutes to AISB from Compass on the Lake.

✓ A garden, quick airport access and the new international campus.

Snagov

Lake, forest and nature reserves, the furthest out.

The furthest of the six from the city (about 33 minutes without traffic). Snagov overlaps Natura 2000 sites and national protected areas, including Lake Snagov, which brings stricter building rules. Grew 15% between censuses.

✓ Nature and quiet first.
