Băneasa, Pipera–Voluntari, Otopeni, Corbeanca, Balotești and Snagov, along the DN1 towards the airport.
The American, British and Japanese schools operate in Voluntari, home to residential Pipera.
According to INS censuses, Corbeanca grew from 3,718 residents in 2002 to 11,412 in 2021.
Without traffic: about 10 minutes to the airport, 15 to Pipera and 25 to central Bucharest. The DN1 is congested at peak hours.
M6 will run through Băneasa and end at the airport in Otopeni. It will not reach Corbeanca, Balotești or Snagov.
The best areas near Bucharest for families: the short answer
Most families who buy a house near Bucharest look north of the city, along the DN1 road towards the airport. Six areas come up again and again: Băneasa (inside the city, by the forest), Pipera–Voluntari (next to the international schools), Otopeni (the airport town), Corbeanca (the fastest-growing family suburb), Balotești (houses with gardens, just beyond the airport) and Snagov (lake and forest, furthest out).
There is no single best area. The rule is simple: choose by your daily route first, the school second and the house third. The closer to the city, the shorter the drive and the smaller the garden. The further north, the more space and quiet, and the more you depend on the car and on DN1 traffic.
The six areas side by side
| Area | Character | Getting around | Best for |
|---|---|---|---|
| Băneasa | Inside the city (Sector 1): forest, lake, villas | Bus and car. M6 metro: declared opening 2029 | Green space without leaving the city |
| Pipera–Voluntari | Villas and gated communities by the international schools | M2 metro. Heavy rush-hour traffic | Children at AISB, British or Japanese school |
| Otopeni | The airport town, on the city's edge | Train to Gara de Nord 20–25 min. M6 planned | Families who fly often |
| Corbeanca | Fast-growing suburb of private houses | Car only: DN1 and the A0 | Daily commuters who want a house |
| Balotești | Houses with gardens, a lake, just past the airport | Car. About 10 min to the airport, 25 to the centre | A garden and quick airport access |
| Snagov | Lake, forest, nature reserves, furthest out | Car only: DN1 and the A3 | Nature and quiet first |
The Balotești drive times are without traffic, measured from our project. We do not publish drive times for the other areas, because we have not measured them to the same standard.
The six areas, one by one
Băneasa: green space inside the city
Băneasa is a district in Sector 1 with a forest, the city zoo, a lake and a large shopping centre. It suits families who want a forest within walking distance and a Bucharest address. Its drawback, until the M6 line opens, is reliance on buses and busy roads. The line's declared opening date is 2029, and it has already been postponed before, so buy on the transport that exists today. Full guide: Băneasa, Bucharest.
Pipera–Voluntari: next to the international schools
Pipera is two areas with one name: an office district inside Bucharest, around the Pipera and Aurel Vlaicu metro stations, and a residential neighbourhood that belongs to the town of Voluntari. The American International School of Bucharest, the British School of Bucharest and the Japanese School of Bucharest all operate in Voluntari. That is why so many families choose it. The price is traffic: the roads to the centre are very congested in the morning and evening. Full guide: Pipera, Bucharest.
Otopeni: for families who fly often
Henri Coandă Airport, Romania's busiest, lies inside the town of Otopeni. For a family that flies back and forth several times a year, that is a real advantage. In some neighbourhoods near the flight paths, aircraft noise is noticeable, so visit at several times of day. The future M6 line will end at the airport, with stations inside the town. Full guide: Otopeni.
Corbeanca: the fastest-growing family suburb
According to INS censuses, Corbeanca grew from 3,718 residents in 2002 to 11,412 in 2021. It is one of the clearest examples of families moving from Bucharest to a house with a garden. The metro will not reach it, so daily life depends on the car, the DN1 and the A0 ring motorway. Full guide: Corbeanca and Snagov.
Balotești: a garden, a lake and the airport close by
Balotești lies just beyond the airport, between Otopeni, Corbeanca and Snagov. It grew by about 35% in a decade, from 8,314 residents in 2011 to 11,210 in 2021. Without traffic it is about 10 minutes to the airport, about 15 to Pipera and about 25 to central Bucharest. At peak hours the DN1 is congested, and the plan to widen it is still at the feasibility study stage, so plan around the road as it is today. The Mark Twain International School network has announced a campus in Balotești for about 1,500 pupils, opening no later than autumn 2028. It is a planned project, so check its status before you count on it. Full guides: Balotești and the Balotești–Bucharest commute.
Choose by your daily route first, the school second and the house third.
Snagov: lake and forest, for those who put quiet first
Snagov is the most rural of the six. Lake Snagov is up to about 16 km long and is surrounded by forest, parts of which are protected nature reserves. It is also a weekend destination for Bucharest residents. It suits families who want nature and quiet and accept a longer drive. Near the protected areas, check which building restrictions apply to the plot. Full guide: Corbeanca and Snagov.
How to choose: five questions for your family
- Where do you drive every morning? Someone working in Pipera or near the airport hardly enters the city. Someone driving to the centre or the south pays the full price of the traffic. According to the TomTom index, Bucharest was the 20th most congested city in the world in 2025.
- Which school, in which language? Most international schools are in the north and around Pipera–Voluntari. The school decides the area, and the area decides the house. See international schools in Bucharest and kindergartens and schools in north Bucharest.
- How often do you fly? Several times a year? Otopeni and Balotești save hours. Rarely? Corbeanca and Snagov give you more quiet.
- City address or a garden? Băneasa and Pipera are close to everything. In Corbeanca, Balotești and Snagov you get a private house with a garden.
- Will you live without a car? If so, only Băneasa, Pipera and Otopeni come close. The metro will reach neither Corbeanca, Balotești nor Snagov.
What to check before you buy, in any area
- A land register extract from the National Agency for Cadastre and Land Registration (ANCPI): the house and the land are registered and free of charges. See the land register extract.
- The local authority. Voluntari, Otopeni and the communes are separate from Bucharest, with their own property tax, planning and services.
- Utilities and the access road. Water, sewerage and gas actually connected, and a paved, lit street up to the house.
- What is planned next door. An empty plot can become a warehouse or a residential complex.
- The drive at peak time. Drive once to work and to school at the hour you will really be driving.
So you know where I am writing from
We are building Compass on the Lake in Balotești, so I am not neutral about one of these six areas. I wrote this comparison so you can decide which area suits your family before you look at any project, including ours. If it is not Balotești, you have saved yourselves a wasted trip.
Frequently asked questions
Which area near Bucharest is best for families with children at an international school?
Pipera–Voluntari, because the American, British and Japanese schools operate there. Băneasa and Balotești are also a short drive from the schools in Pipera, but check the morning traffic.
Is it better to live inside Bucharest or in the suburbs?
It depends on your routine. Inside the city, in Băneasa or Pipera, you are close to the metro, schools and work. In the suburbs you get a house with a garden and more quiet, and you depend on the car and the DN1.
Will the metro reach the suburbs north of Bucharest?
Partly. The M6 line, with a declared opening date of 2029, will run through Băneasa and end at the airport in Otopeni. It will not reach Corbeanca, Balotești or Snagov.
Which area is closest to the airport?
Otopeni, where Henri Coandă Airport is located. Balotești, just beyond it, is about 10 minutes from the airport without traffic.
What is the quietest area north of Bucharest?
Snagov, with its lake, forest and nature reserves. Corbeanca and Balotești are quieter than the city, with shorter drives than Snagov.
The bottom line
The six areas north of Bucharest are not ranked from best to worst. They answer different needs. A family with children at the American school will choose differently from a family that flies every month or one that wants a lake and forest. Start with the daily route and the school, and the area will almost choose itself.
