Who operates this website
The website www.compassgroup.ro (the “site”) is operated by Compass Marketing Real Estate SRL, a company registered in Romania, tax identification code (CUI) 41138230, VAT code RO41138230, registered office at Calea Moșilor nr. 158, parter, modul P246, Sector 2, Bucharest, Romania.
“Compass Group Romania” is the brand name of our group. It includes Compass Marketing Real Estate SRL and Compass Real Estate Management SRL, the developer and management companies of the Compass on the Lake project in Balotești, Ilfov County, Romania. In these terms “Compass”, “we” and “us” mean these companies.

Accepting these terms
These terms govern your use of the site and its content. By browsing or using the site you agree to them. If you do not agree, please do not use the site.
How we handle personal data and cookies is explained separately in our Privacy Policy. Accessibility is covered in our Accessibility Statement.
The site is written in seven languages. All versions say the same thing. If they ever differ, the Romanian version prevails, unless a law that protects you as a consumer says otherwise.
Definitions
- Site
- the website at www.compassgroup.ro, including its pages in every language, its articles (the Knowledge Hub), landing pages, sub-pages and tools such as the mortgage calculator and the virtual tour.
- User
- anyone who visits or uses the site, by any means.
- Content
- all information, text, images, renderings, floor plans, videos, graphics, trademarks and other material published on the site.
- Consumer
- a person acting for purposes outside their trade, business or profession.
Who may use the site
The site is intended for adults. You may use it if you have the legal capacity to enter into binding agreements under the law that applies to you. If you use the site on behalf of a company or other organisation, you confirm that you are authorised to do so and that these terms bind that organisation too.
Renderings, plans, prices and timelines
The site presents a residential project that is being built. Its content is provided for general information and illustration only. It is not a binding offer, an offer to the public, an appraisal, or a promise of any result.
- Renderings, photographs, videos and the virtual tour are illustrations. Furniture, kitchens, sanitary ware, landscaping, colours, materials and finishes shown in them are not binding.
- Floor plans and areas are indicative. Dimensions are measured before plaster and cladding. The binding plans are those attached to the signed agreement.
- Prices, availability and payment terms may change without notice. If there is an error, the price in the company’s official price list prevails.
- Delivery dates and construction timelines are estimates and depend on permits, suppliers and other factors outside our control.
- Travel times, distances and information about the surrounding area (schools, roads, transport, services) come from public sources or our own measurements and may change.
Only a signed reservation agreement, preliminary agreement or sale agreement, with its specifications and annexes, binds Compass. Errors and omissions excepted (E.&O.E.).
No legal, tax, financial or investment advice
Articles, guides, calculators and answers on the site, including answers from our chat assistant, are general information. They are not legal, tax, financial, mortgage or investment advice and do not take your personal circumstances into account. Figures from the mortgage calculator are estimates; any financing is subject to the bank’s approval.
Before any decision, we recommend that you consult an independent lawyer who knows Romanian law, a tax adviser who knows the tax rules of your country and of Romania, and, where relevant, a financial adviser. The lawyer who works with Compass represents Compass only, not the buyer.
Forms, meetings, chat and messages
When you send us your details through a form, book a meeting, write to our chat assistant or message us on WhatsApp, you agree to give accurate details and to use these channels in good faith. What we do with your details is described in the Privacy Policy.
- Sending a form or booking a meeting does not reserve a villa and does not create any agreement.
- Our chat assistant answers automatically, with the help of artificial intelligence. Its answers may be incomplete or inaccurate and are not binding. A member of our team can take over the conversation.
- Meetings are booked through Calendly and may take place on Zoom, by phone or in person. Messaging services such as WhatsApp are run by third parties under their own terms.
Intellectual property
All rights in the site and its content, including copyright, trademarks, designs and the design of the site itself, belong to Compass or to those who licensed them to us (for example architects, designers and photographers).
You may view the site and print or save pages for your own personal, non-commercial use, as long as you keep all copyright notices. Any other use, including copying, publishing, distributing or using content for commercial purposes, needs our prior written consent.
What you may not do
When you use the site you may not:
- use it for any unlawful purpose or in breach of these terms;
- try to break into it, test it for vulnerabilities, interfere with its security or spread malicious code;
- copy its content automatically (scraping, crawling for data collection) without our written consent;
- pretend to be someone else, or send us false details or details of another person without their permission;
- do anything that may harm the site, its operation, or other users’ access to it.
Links and third-party services
The site links to, or embeds, services run by others, such as WhatsApp, Calendly, Zoom, YouTube, social networks, news sites and the online tools of banks and authorities. We provide them for convenience. We are not responsible for their content, availability or privacy practices; their own terms apply.
Availability and changes to the site
We work to keep the site available and accurate, but we do not promise that it will always be available, uninterrupted or free of errors. We may change, suspend or remove any part of the site at any time.
Limitation of liability
The site is provided “as is”. To the extent the law allows, Compass, its managers, employees and suppliers are not liable for loss or damage arising from the use of the site, from reliance on its content, or from its unavailability.
Nothing in these terms limits or excludes liability for damage caused intentionally or by gross negligence, for death or personal injury caused by negligence, for fraud, or any other liability that cannot be limited or excluded by law. If you are a consumer, nothing in these terms affects your statutory rights.
Business users
If you use the site in the course of a business, you agree to compensate Compass for loss, damage and reasonable costs (including legal fees) that result from your breach of these terms.
Governing law and courts
These terms and any dispute about the site are governed by Romanian law. The competent courts of Bucharest, Romania, have jurisdiction, without prejudice to mandatory rules that allow consumers to bring proceedings in the courts of their own domicile.
If you are a consumer, this choice of law does not deprive you of the protection given to you by the mandatory rules of the law of the country where you habitually live. Consumers living in the European Union may also bring proceedings in the courts of the country where they live.
If you live in the United States, nothing in these terms takes away rights that you have under the consumer protection laws of your state that cannot be waived by agreement. These terms contain no arbitration clause and no class-action waiver.
The purchase of a villa is governed by its own agreements, which set out their own governing law and courts.
Complaints and dispute resolution
If something on the site is wrong, or you are unhappy with how we dealt with you, please write to [email protected]. We will reply as soon as we can and try to solve the matter with you.
Consumers may also contact the Romanian National Authority for Consumer Protection (ANPC, anpc.ro), which also runs an alternative dispute resolution service (SAL) under Government Ordinance No. 38/2015.
Changes to these terms
We may update these terms from time to time. The date at the top of this page shows the latest version. Material changes will be highlighted on the site. Changes apply from the date of publication and do not affect anything that happened before.
